WHAT WE DO

Commercial coatings services for Phoenix metro facilities.

Five service lines, grouped the way a facility budget is grouped, so you can find your scope quickly and see what it takes to make a coating last in this climate.

DL Coatings LLC executed an exterior metal building overhaul for Epcor’s mining facility offices in Tucson, Arizona. Working exclusively over weekend shifts to avoid disrupting weekday business operations, our crew completed the entire repainting project in just three days, finishing ahead of schedule. To revitalize the severely weathered and faded corrugated metal siding, we applied high-performance Sherwin-Williams Direct-to-Metal (DTM) coating in Aztec Blue. Utilizing an aerial boom lift with complete harness fall-arrest systems, our technicians ensured safety while delivering uniform, high-build coverage across every exterior panel. As an industrial and commercial painting contractor, DL Coatings delivers scheduled maintenance and coating systems built for harsh environments.

— SERVICE LINES

Buckets, not a menu.

A long flat list of services tells a buyer nothing about whether a contractor can actually run their building. We group the work into five lines and open each one into the detail that matters at bid time.

01

Commercial and Light Industrial Painting

The core line. Interior and exterior work at commercial scale, sequenced so the building keeps operating while we are in it.

  • Interior and exterior commercial painting

  • Warehouse facility painting

  • Distribution facility painting

  • Manufacturing facility painting

  • Office, retail, and corporate facility painting

  • Multifamily and apartment exterior and turnover painting at commercial scale

Wells Fargo office interior spraying: DL Coatings uses pressure pot systems to spray durable two-part Scuff master specialty architectural finishes.

DL Coatings LLC applies advanced multi-component coatings across high-traffic financial and corporate facilities. Shown on-site at Wells Fargo, our team utilizes a portable ultra-quiet air compressor alongside a C.A. Technologies precision pressure pot delivery system. This setup is required for catalyzed two-part (A/B) specialty products like Scuff Master, delivering atomization and durability that traditional airless spray rigs cannot match. Designed for corporate office interiors, these specialty coatings resist severe scuffing, gouging, and chemicals while maintaining architectural finishes. By combining conventional spray machinery with containment masking, DL Coatings LLC provides durable interior surface solutions for demanding corporate spaces.

02

Protective and Specialty Coatings

Systems chosen for what the surface has to survive, whether that is forklift traffic, corrosion, static, or an Arizona summer.

  • Epoxy and urethane floor coating systems
  • Anti-static and ESD-compatible coatings
  • Cleanroom-compatible and mission-critical finishes
  • Elastomeric wall coatings for the Arizona climate
  • Structural steel and tank coatings
  • High-security industrial coatings for nuclear, aerospace and defense manufacturing, solar power plants, and mining facilities
DL Coatings uses Positector dew point meters to monitor surface temp, humidity, and mil thickness for AMPP-compliant industrial protective coatings.

DL Coatings LLC maintains strict quality assurance standards using calibrated environmental testing instruments before and during coating application. With our PosiTector Dew Point Meter, technicians monitor relative humidity, ambient temperature, surface steel temperature, and dew point differentials in real time. Validating these climatic parameters ensures that moisture cannot form on prepared substrates, preventing premature blistering, poor adhesion, and coating failure. Combined with precise dry-film thickness (mil) gauge testing, DL Coatings LLC verifies that every industrial primer, intermediate, and protective topcoat cures under manufacturer and AMPP/NACE compliance.

03

Data Center and Mission-Critical Coatings

A dedicated line with its own rules, because everything a normal paint crew does is a hazard inside a live data hall.

  • FOD elimination and ESD control protocols
  • Background-checked W2 crews for secure facilities
  • Zero-downtime scheduling around live equipment
  • Rolling only with no spraying, new buckets daily, non-conductive fiberglass ladders, and sealed containment
DL Coatings paints data center interiors: corridor wall rolling, 3M containment masking, low-VOC finishes, and clean industrial facility execution.

DL Coatings LLC delivers high-precision interior industrial and commercial painting contractor solutions inside active, critical-facility environments. At the Iron Mountain AZP1 data center facility, our crew executes wall coatings across main office and administrative corridors without disrupting operations. Before rolling, our technicians establish floor containment, masking baseboards with 3M protective tapes and laying heavy-gauge poly drop sheeting to shield finished carpet and millwork. Utilizing extension poles and heavy-duty rollers, our painters apply low-VOC interior commercial coatings, ensuring clean, uniform lines and zero surface spatter. Operating as a safety-first team outfitted in uniform painter whites and PPE, DL Coatings LLC maintains clean, controlled job sites for mission-critical industrial facilities.

04

Surface Preparation and Building Envelope

Sold as a service in its own right, because preparation is where coatings succeed or fail, and where shortcuts show up two years later.

  • Sandblasting and abrasive surface preparation
  • Pressure washing
  • Caulking, sealants, and joint waterproofing
Precast concrete repair by DL Coatings: patching facade holes, sealing exterior wall cracks, and power wash prep at Iron Mountain data centers.

DL Coatings LLC emphasizes substrate restoration as the core foundation of high-performance exterior finishes. At Iron Mountain AZP1, our technicians perform detail-oriented pre-paint repairs across the entire precast concrete exterior. Following pressure washing, our crew inspects the facade to patch holes, caulk structural expansion joints, and seal hairline cracks using heavy-duty elastomeric fillers. Outfitted in full personal protective equipment—including hard hats, high-visibility vests, and safety footwear—our crew operates ladders and elevated platforms safely in tight exterior corridors. Resolving structural imperfections prior to primer application guarantees maximum coating adhesion, prevents water intrusion, and extends finish longevity. As an industrial and commercial painting contractor, DL Coatings LLC ensures every commercial facility receives meticulous preparation before the first drop of paint is applied.

Commercial Roof Coatings

Launching alongside the C-42 commercial roofing classification, which is in progress. We are not taking this work yet, and we will say so plainly rather than book something we cannot legally deliver.

  • Reflective and waterproofing roof coating systems, including Sherwin-Williams Uniflex elastomeric systems
  • Roof coating versus replacement assessments
  • Skylight renewal
DL Coatings deploys MEWP-certified boom and scissor lifts daily: organized staging, site safety protection, and high-elevation industrial coatings.

DL Coatings LLC operates specialized aerial access machinery to deliver high-elevation industrial and commercial painting contractor services safely and efficiently. Our fleet includes articulated boom lifts and rough-terrain scissor lifts, engineered to reach high vertical building elevations, awkward mechanical pipe corridors, and expansive structural frameworks. Every unit is operated strictly by MEWP-certified technicians trained in equipment rigging, precise positioning, and site containment. By staging and parking machinery within designated staging zones with clear boundary perimeters, our team preserves plant access, protects surrounding pedestrian traffic, and eliminates site congestion. From multi-tier data center facilities like Iron Mountain to everyday industrial installations, DL Coatings LLC deploys dedicated access equipment to ensure zero property impact, complete fall-arrest compliance, and flawless coating execution.

Across all five

Preventative Maintenance Program

A scheduled service plan that runs across every line above. It protects the building over time and smooths the budget, so coating work stops arriving as an emergency and starts arriving as a line item you planned.

  • Scheduled inspection cycles matched to the building and its exposure
  • Documented condition reports you can put in front of an owner
  • Priority scheduling for facilities already on the program

How the program works ›

— THE RECURRING LINE

Most coating failures are cheap to fix for a long time before they are not.

They start at a joint, a sealant line, or a south-facing elevation. Left alone they turn into substrate damage, and substrate damage is a different order of cost than a touch-up.

The Preventative Maintenance Program puts your building on a cycle of scheduled inspection and correction, so the protection keeps doing its job and the spend lands in a budget you planned.

DL Coatings LLC specifies high-performance, single-source coating systems engineered to protect mission-critical industrial assets against harsh weathering and corrosion. Shown on-site are Sherwin-Williams Pro Industrial Pro-Cryl Universal Acrylic Primer (Medium Gray) and Pro Industrial DTM Acrylic Gloss Coating in OSHA Safety Yellow. Our technicians utilize Pro-Cryl as a rust-inhibitive, self-crosslinking base coat designed for steel, galvanized metal, and utility equipment. Paired with impact- and chemical-resistant DTM acrylic topcoats, this combination provides rapid dry times, flash-rust resistance, and UV-stable color retention on security bollards, generators, and heavy mechanical infrastructure. As an industrial and commercial painting contractor, DL Coatings LLC matches manufacturer-certified specifications with proven field application to ensure durable surface protection.

  • Runs across all five service lines
  • Inspection cycles matched to exposure and building type
  • Written condition reporting at every visit
  • Budget smoothing instead of one large capital hit
  • Priority scheduling when something urgent comes up

—SCOPE DISCIPLINE

What we will not pretend to do.

Being clear about the edges of our license saves everyone a conversation at bid review, and it is a fair signal of how we handle the rest of the scope.

Drywall is prep, not a service

We carry out surface preparation and minor patching within the painting scope. We do not offer standalone drywall work.

Roof coatings, not roof repair

Our roof coating line launches with the C-42 commercial roofing classification. We do not perform major roof repair or roof replacement.

Commercial and industrial only

We do not take residential work, single-family homes, interior design, or color consultation. Our license and our crews are built for commercial buildings.

DL Coatings holds Arizona ROC 365505, Class C-34 Painting and Wall Covering, Commercial, effective through May 31, 2028.

— OUR PROCESS

The same seven steps on every line.

Whichever service you are buying, the sequence and the reporting are identical, so you always know what happens next and who is responsible for it.

01

Discovery and site assessment

We walk the facility, photograph existing conditions, and write down the constraints we will be working around.

02

Transparent scope and bid

A line-item proposal, typically within 24 to 48 hours of the walkthrough.

03

Pre-project planning and scheduling

The plan is built around your operations, and crew, materials, access, and safety requirements are confirmed before day one.

04

Surface preparation

Every surface is prepared to the standard the coating system requires.

05

Application and daily communication

Daily photo updates and written confirmation of every request and approval.

06

Final walkthrough, closeout, and warranty

We walk it with you, complete the punch list, and hand over clean documentation.

07

Ongoing maintenance partnership

Optional, and the natural next step once the work is complete.

Not sure which line your scope falls under?

Most commercial projects touch two or three of them. Send us the building and the constraint, and we will put the whole scope into one line-item proposal rather than three separate conversations.

General contractors and owners running a prequalification package can send insurance certificate and documentation requests directly to [email protected].
