— SERVICE LINE 04 —

Surface preparation and building envelope services.

Sandblasting and abrasive preparation, pressure washing, and caulking, sealants, and joint waterproofing. Sold as a service in its own right, because preparation is where coatings succeed or fail.

— WHY THIS IS A SERVICE AND NOT A STEP —

Coatings fail at the interface, not in the film.

When a commercial coating lifts, blisters, or peels early, the cause is almost never the product. It is what was underneath it, and what was or was not done to that surface before the first coat.

Commercial buyers already know this, which is why the strongest specifications describe preparation in more detail than they describe the finish. We treat it the same way. Preparation is scoped, priced, and documented as its own line rather than absorbed into a square-foot rate where it becomes the easiest thing to quietly reduce.

It is also work worth buying on its own. A building envelope that is cleaned, sealed, and watertight will hold its existing finish considerably longer, which can move a repaint out by a season or more.

WHAT THIS COVERS

Three capabilities, each available on its own.

Sandblasting and abrasive surface preparation

Mechanical preparation to bring a substrate back to a sound, profiled surface that a protective system can actually bond to. Used on structural steel, tanks, industrial equipment, and masonry where a coating has failed or corrosion has taken hold.

Containment is planned before the work starts, because on an occupied commercial site the containment plan is as much of the job as the blasting.

Pressure washing

Commercial pressure washing for building exteriors, walkways, service areas, and structures, either as preparation ahead of a coating or as standalone maintenance to remove the dust, mineral deposits, and biological growth that build up on Valley buildings.

Pressure and technique are matched to the substrate. The wrong setting on aged masonry or stucco causes damage that then has to be repaired before anything can be coated.

Caulking, sealants, and joint waterproofing

Joint and penetration sealing across the building envelope, including control joints, panel joints, window and door perimeters, and transitions between dissimilar materials.

Failed sealant is the most common entry point for water in a commercial envelope, and it is inexpensive to correct compared with what water does once it is behind the wall.

Within the painting scope

Surface preparation and minor patching are also carried out as part of any painting scope. Drywall appears in our work only in that form, as preparation and minor patching within the painting scope, and never as a standalone service.

— THE ARIZONA CASE —

Heat and UV work on a joint every single day.

Thermal movement across a Valley summer opens and closes every joint in a building envelope thousands of times, and UV exposure degrades the sealant while that is happening.

The result is that sealant here reaches the end of its service life sooner than the manufacturer's general figure suggests, particularly on south and west elevations. Inspecting joints on a schedule and replacing them before they fail is far cheaper than dealing with what water does once it is inside the assembly.

— TYPICAL SCOPE —

Where this work usually sits.

  • Ahead of an exterior repaint, as the preparation phase
  • As standalone envelope maintenance between repaint cycles
  • On structural steel and tanks ahead of an industrial coating system
  • On failed coatings that have to come off before anything new goes on
  • As part of a scheduled maintenance program across a portfolio

— PREVENTATIVE MAINTENANCE PROGRAM —

Envelope work is the clearest case for a scheduled cycle.

Joints and sealant lines fail gradually and predictably, which makes them straightforward to inspect on a schedule and inexpensive to correct before the failure reaches the substrate.

  • Joint and sealant inspection on a set cycle
  • Elevation-by-elevation condition reporting
  • Correction before water reaches the assembly
  • Budget smoothing across the year

Buying preparation on its own is a reasonable thing to do.

If your building needs washing, blasting, or resealing without a full repaint, send us the scope. You will have a line-item proposal typically within 24 to 48 hours of the walkthrough.
